The property, which is currently in its 30-year affordable housing compliance period, faced the risk of redevelopment or conversion to market-rate housing upon expiration of the compliance period. Description8330 On the River is a high-rise building located on the banks of the Detroit River across from Belle Isle and includes 280 apartments affordable to low-income elderly residents. The building was originally offered in a portfolio with five others, all nearing expiration of their Section 236 rent restrictions. It was against this backdrop that POAH and the Michigan State Housing Development Authority (MSHDA) pursued the opportunity to maintain affordability when 8330 On the River became available in 2003.

It features 113 units for families with incomes ranging from 30% to 80% of Area Median Income (AMI). Sixty-eight of these units are reserved for families currently residing at the nearby Cutler Manor Apartments -soon to be built as Harvest Point.

The Kenzi at Bartlett Station

DescriptionThe Kenzi at Bartlett Station contains 50 units of supportive, affordable housing for older adults and is part of the five-phase redevelopment of the former bus yard now owned by Nuestra Comunidad and Windale Developers. The Kenzi serves individuals age 55 or older who have either low or middle-income housing needs in 41 affordable one-bedroom apartments and 3 affordable two-bedroom apartments.

Barry Farm

DescriptionThe Barry Farm neighborhood is located off Martin Luther King Jr. Avenue SE, west of historic Anacostia in Washington, D.C. and was originally established in 1867 as the first African-American homeownership community in Washington, D.C. for newly freed slaves. Over time, the original 375-acre site dwindled in size and in 1943 The National Capital Housing Authority acquired 24 acres and built the Barry Farm public housing project.

Flat 9 at Whittier
LocationBoston, MA
DescriptionThe first two phases of The Flat 9 at Whittier redevelopment was a collaboration between POAH, Madison Park Development Corporation and the Boston Housing Authority to redevelop the Whittier Street Apartments site in the Roxbury neighborhood of Boston. Originally built in the early 1950s, the Whittier Apartments were home to 200 public housing families. Phase three, The Amp at Flat 9, is a collaboration with the Boston Housing Authority that added market rate rentals to the redevelopment.
